The inspection period is a window of time (usually 7-14 days) after your offer is accepted during which you can have the property professionally inspected. During this time, you can negotiate repairs, credits, or even walk away from the deal if serious issues are found.

What Does an Inspector Look For?

A professional home inspector evaluates the property's major systems and structural components:

  • Foundation and Structure: Cracks, settling, water intrusion, structural integrity.
  • Roof: Condition, age, remaining lifespan, potential leaks.
  • Electrical: Panel condition, wiring type, code compliance, safety hazards.
  • Plumbing: Pipe material, water heater condition, leak detection.
  • HVAC: Age, condition, maintenance history, functionality.
  • Interior: Walls, ceilings, floors, windows, doors, and built-in appliances.

Common Inspection Findings

Almost every inspection turns up something. Here are the most common issues and what they typically mean:
