Selling your home doesn't have to be stressful. With the right preparation and a clear plan, you can maximize your sale price and minimize headaches. Here's my comprehensive checklist for selling your home.
6-8 Weeks Before Listing
- Schedule a home evaluation. Get an honest assessment of your home's value and condition.
- Declutter and depersonalize. Remove family photos, excess furniture, and personal items.
- Make necessary repairs. Fix leaky faucets, squeaky doors, cracked tiles, and burned-out bulbs.
- Boost curb appeal. Power wash, fresh mulch, trimmed landscaping, and a clean front door.
2-4 Weeks Before Listing
- Deep clean everything. Hire a professional cleaning service if possible.
- Stage key rooms. Focus on living room, kitchen, and master bedroom.
- Professional photography. First impressions matter — most buyers start online.
- Gather important documents. Survey, warranty info, utility bills, HOA documents.
During the Listing Period
- Keep show-ready. Maintain cleanliness and curb appeal for every showing.
- Be flexible. The more accessible your home, the more showings you'll get.
- Stay in touch with your agent. I'll keep you updated on feedback and market response.
- Review offers carefully. Price isn't everything — terms, contingencies, and buyer strength matter.
Under Contract
- Inspection period. Be prepared for repair requests. I'll negotiate on your behalf.
- Appraisal. If the appraisal comes in low, we have options to negotiate.
- Title work. Ensure there are no title issues that could delay closing.
- Final walkthrough. The buyer will do a final walkthrough before closing.
